Completed applications will be processed in the sequence they are received. If you believe you meet the qualifying criteria, we strongly encourage you to submit an application.The subsequent policies are in place to ensure that all potential applicants for a property are processed by OneSource with equal and fair treatment. OneSource is an Equal Opportunity Housing provider and does not discriminate on the basis of race or color, age, religion, sex, national origin, familial status, or disability.
Every individual aged 18 or older, who will be residing in the property, must fill out an application. A non-refundable application fee of $50.00 is applicable per applicant. OneSource retains the right to request supplementary documentation concerning income, landlord history, and any other submitted documents or information that may raise concerns of discrepancies or inaccuracies. Failure to furnish additional verification or documentation will lead to application denial. Incomplete applications or those containing false information will not undergo consideration or processing. Your application will only be considered complete upon submission of the following items from each applicant:

Completed and signed application for every adult over 18

Valid state issued photo ID or passport

Acceptable, verifiable proof of income

$50 non-refundable application fee for each applicant

Pictures of all animals living in the property and appropriate documentation for assistance animals, if necessary.
Approval Criteria

Credit score of 600 or higher is required. We will conduct a credit check. If your credit score is between 575 and 599 an additional deposit may be required. Items such as judgments, collections, or slow/late payments will be considered. Liens and bankruptcy within the last 2 years, as well as eviction filings and foreclosures within the last 3 years, will result in disqualification.

A minimum of one 1 year residential history is required. References from relatives or friends regarding rentals may not be taken into account. Previous rental history reports from landlords must demonstrate prompt payments, proper notice of intent to vacate, absence of noise complaints or illegal activities, no unpaid NSF checks, no damage caused by tenants or animals, and no outstanding debts owed to the landlord. Any unsatisfactory reported information will be grounds for disqualification.

Applicants’ combined gross monthly income must be three 3 times the amount of the monthly rent. Applicants must furnish one month of their most recent pay stubs. Self-employed applicants are required to provide their latest personal tax return and three (3) months of personal bank statements. All income must be verifiable and documented for consideration. Student loan and GI Bill income will not be taken into account. Special income such as overtime pay, bonuses, retirement benefits, tips, child support, spousal support, and other types of income may necessitate additional documentation and could be subject to consideration. In instances of a pending raise, relocation for a new job, or transferring with a current employer to the area, applicants must provide an official signed acceptance letter detailing start date and income specifics on company letterhead, signed by the employer. Additionally, applicants must supply the most recent one month of pay stubs from their current job. This information will undergo assessment and is subject to owner approval. Remote employees must submit a signed letter on company letterhead affirming remote status along with one full month of their latest pay stubs.

Pets and Assistance Animals
Pets are considered on a case-by-case basis, subject to owner approval, and require a non-refundable pet fee of $250 per pet. The owner retains sole discretion to approve or deny pet requests for any reason. Additional pet fees or pet rent may be requested at the owner's discretion. To have your pet(s) considered, you must complete the pet section on the application and provide current photos.
Certain animals cannot be accepted due to insurance regulations, including but not limited to: Doberman Pinschers, German Shepherds, Pit Bulls, Chows, Rottweilers, Siberian Huskies, Alaskan Malamutes, American Bull Terrier, American Staffordshire or Bull Terriers, English Bull Terriers, Korean Jindos, Presa Canarias, Hybrid or Purebred Wolves, Coyotes, Wild Dogs, or any other aggressive breed or mix thereof. These policies do not apply to assistance animals.
Assistance animals are welcome with proper documentation, which may include a letter from a medical professional or reliable third party.
Approval
Once approved, the holding fee must be paid with certified funds within 24 hours. OneSource will not take the property off the market until a holding fee is paid.
HOLDING FEES AND SECURITY DEPOSIT: Holding Fees are required to be paid within twenty-four hours after a completed application has been approved. Failure to pay this will result in your application being denied. Once paid, the holding fee is NONREFUNDABLE. If Applicant has deposited a HOLDING FEE, the dwelling will be taken off the rental market. This holding fee is not a security deposit. However, it will be credited toward the required security deposit when the Lease Agreement is signed by all parties. If applicant is approved, but fails to enter into the lease within 3 days of verbal and/or written approval being communicated to applicant, the application will be denied and the application process closed with the holding fee being forfeited as stated above. If the tenant fails to take possession after the lease is signed and the lease term begins, applicant understands and agrees that the security deposit is automatically forfeited to the Landlord or Management.
Conditions of Move-In
If the property is vacant at the time of lease signing, the lease must begin no later than 21 days from the date of approval. All move-in funds must be paid in certified funds payable to OneSource. This includes holding fees, a $50 Administrative Fee, first 1st full month’s rent, and any applicable pet fees, which are to be paid via cashier’s check or money order only. NO CASH, PERSONAL CHECKS, or DEBIT OR CREDIT CARDS are accepted. Prorated rent, if applicable, is due on the first day of the following month. Tenants moving in on the 21st or later must pay prorated rent as well as the full first month’s rent upon move-in. Proof of all utilities being transferred as of the date of possession is required before keys are provided. By completing the application, the applicant acknowledges having read the lease and all addendums and agrees to its terms.
Conditional Approvals and Exceptions to Policies
Any deviations from our policy must be submitted in writing for presentation to the owner for review. If approved, additional holding fees, co-signers, and/or advance rental payments may be required.
Acceptance of a co-signer is not standard policy and is subject to the owner's approval or denial on a case-by-case basis. If approved, the co-signer must also submit an application. As most owners are currently only considering fully qualified applicants, approval of the application, even with a co-signer, is unlikely.
Viewing Property Before Renting and Renting Sight Unseen
We highly recommend that all applicants view the property before submitting an application. If an applicant is unable to view the property in person, we can assist by arranging for a friend, co-worker, or sponsor to view it on their behalf. However, if you choose to lease a property without seeing it first, you will need to sign a sight unseen addendum. For applicants residing out of the area, we strongly advise having a representative view the property and conducting neighborhood research before applying or signing a lease. Please note that any application fees, holding fees, rent, and/or pet fees are nonrefundable if you later decide not to proceed with the lease.
