Before accessing any of our properties, whether occupied or vacant, we require you to complete a brief prescreening questionnaire. You can complete this questionnaire conveniently online by clicking here.
Instructions for property viewings vary for each property. Please refrain from assuming the vacancy status of any home. If the property is vacant, you can likely schedule a viewing during business hours shortly after completing the prescreening.
However, if the property is occupied, it may require 2-3 business days to schedule an appointment. Showings are scheduled during business hours, Monday through Friday.
Pets are accepted on case by case basis with owners’ approval and a $250 non-refundable pet fee per pet. It is the sole discretion of the owner to approve or deny for any reason a pet request by the tenant. In order for your pet(s) to be considered, you must complete the pet section on the application and supply current photos with this application.
Unfortunately, certain dogs are not allowed in the underwriting guidelines of landlord insurance policies which means our office policies do not allow certain breeds of animals in our rental properties.

At OneSource Property Management, we prioritize maintaining the quality and condition of our properties to ensure the best living experience for our tenants. As part of this commitment, we conduct regular inspections of all homes managed by us throughout your tenancy.
These inspections serve multiple purposes, including identifying any maintenance or repair needs promptly, ensuring compliance with lease terms, and addressing any safety concerns. By conducting routine inspections, we aim to uphold a high standard of property upkeep and address any issues proactively.
If the prospect of regular property inspections during your tenancy does not align with your preferences, we kindly advise against applying for one of our properties. We believe in transparent communication and want to ensure that our rental properties meet your expectations and lifestyle needs.
Approval from the owner is required for all pets. Prior to adopting or purchasing a pet, it is imperative to obtain written approval, complete a pet addendum, and submit the $250 non-refundable pet fee. Failure to obtain approval and moving a pet into the property without authorization may result in eviction and a $300 pet penalty fee.
In order to facilitate your move-out process smoothly, we require a 30-day written notice.
To ensure accurate processing of your move-out, please include the following information in your notice:
A dated move-out notice specifying the last day of occupancy.
Your forwarding address and forwarding phone number.
The address of the rental property.
Please note, utilities must remain active for three business days after vacating, in accordance with our move-out guidelines.
You have two convenient options to pay your rent:
Online through your portal: Your portal now displays current and past due charges on your account. Feel free to reach out to your property manager with any questions.
In the dropbox at our office.
Please note the following important reminders:
Rent invoices are not sent out. Rent is due on the 1st of each month and considered late as of the 6th. To ensure timely payment, please submit your rent to our office by the 5th at 5pm.
We do not accept cash payments. If your rent is late, payment must be made using a certified check or money order.
All payments should be made payable to "OneSource Property Management."
On the 6th of each month, a late fee is applied. Any payments received after the 5th must be in certified funds, payable to "OneSource Property Management." Please note that all late rent payments must be made using a money order or certified check. We do not accept personal checks.
It is essential that you notify us promptly if your rent will be late so that we can inform the property owner. Please provide us with an expected date for full rent payment. Our policy dictates that a 3-day notice will be hand-delivered if rent is not paid on time. Following the notice period, the landlord may initiate the eviction process three days from the date of notice. Therefore, it is crucial to maintain timely communication with us if your payment plans change.
Prior to any individuals moving in or out of your property, it is imperative to contact our office. According to the terms of the lease agreement, all roommates must be approved before moving in. If you are part of a lease with a roommate and they depart, you remain responsible for the full rent payment.
Should you wish to find a replacement roommate, it may be possible, but it is essential to contact our office first. You must complete the appropriate forms and obtain approval before any new occupant moves in or out. All parties listed on the lease must agree before any modifications to the lease agreement can be finalized.
Prior to undertaking any painting or other cosmetic work at the house, it's important to reach out to your property manager for approval. We will then seek approval from the owner and require specific details, including color choice and brand. Unauthorized alterations may result in charges to restore the house to its original condition, so it's crucial to obtain approval beforehand.

The Florida Landlord Tenant Act, as outlined in Florida Statutes, governs the return of the security deposit. The following guidelines apply to this process:
You must provide a forwarding address that is not a post office box. Per legal requirements, we will send a certified letter detailing any charges deducted from your security deposit. Failure to provide a forwarding address will result in the return of the deposit to the vacated property address.
If no charges are deducted from your security deposit, we will return the full amount within 15 days. We aim to return your entire security deposit as promptly as possible.
In case deductions are made from your deposit, notification will be sent via certified mail postmarked by the 30th day after we receive the keys. If you agree to the deductions, please send written notice, and we will promptly refund the remaining balance.
It's important to note that if you have outstanding balances such as past due rent, late fees, or maintenance charges, these amounts will be deducted from your security deposit.
Keys must be returned either on the last day of the month or the last day specified in the written notice, as per our policy. Failure to return keys promptly may result in holdover rent charges or double rent. Please ensure that keys are brought to our office along with your move-out paperwork. Garage remotes can be left on the kitchen counter for convenience. Additionally, utilities must remain active for three business days after vacating, in accordance with our move-out guidelines.
